Our 40ft Expandable Tiny Home is designed for customers who want a relocatable home with a much more spacious family-style layout. Delivered prefabricated and ready to be unfolded and installed, this model expands into an open and functional home suitable for long-term living, holiday accommodation, site housing, backyard placement or flexible investment use.
With two-bedroom configurations, generous living and dining zones, a full bathroom, L-shaped kitchen and optional patio & deck, the 40ft Expander delivers the feel of a small home while retaining the benefits of prefab construction and relocatable installation.

Ryde is the larger premium pitched-roof option, featuring two bedrooms and two walk-in wardrobes. It is ideal for customers who want extra wardrobe space and a stronger “full-size home” feel.
Lurline layout
Lurline offers two bedrooms plus one walk-in wardrobe, with an additional room that can be used as a study, store room or laundry area, making it a flexible choice for practical long-term living.

The 40ft Expandable can be matched with a 4.5T tri axle trailer featuring Australian-made Duragal steel construction, heavy duty leaf suspension, electric brakes with breakaway system, LED tail lights, 70mm ball hitch and hand brake.
This provides a transport-ready platform for relocatable dwelling applications.
Electrical, plumbing & installation
Electrical items are prewired inside the walls and supplied to Australian standards, with final fit-off and testing to be completed by the customer’s licensed electrician. Water and waste connections are located at the exterior rear wall, and licensed plumber and electrician engagement is required for final connection works.

Important notes
Furniture and soft furnishings are not supplied with the building. Product images may vary slightly due to ongoing product improvements.
Expandable Homes do not fall under the Class 1a building category of the Building Code of Australia. When purchased together with a trailer, they are considered a caravan or movable dwelling and may be installable in many councils without standard building approval requirements.
The owner must ensure the site location and foundation are ready prior to installation.
Purchase notes
The brochure lists separate pricing for the expandable unit, pitched roof option, installation, trailer and delivery. Air-conditioning, hot water, fridge and kitchen appliances are listed as exclusions unless otherwise agreed.
